*Broker Services Policy: An Automated Value Model (AVM) may be acceptable as a property valuation option if provided through this URL “Broker Services” system only.  AVM's are acceptable as a primary valuation source on URL Second Mortgage Programs only.  An AVM is not available in all Second Mortgage scenarios and is subject to limitations based upon program, property type, income documentation type, qualifying risk score, property value, and loan size.  Please refer to the particular Second Mortgage General Parameters of the program that is being considered for a description of when an AVM is acceptable.  An AVM is a fast and inexpensive way to determine property value.  The acquisition of an AVM does not guarantee the necessary value and/or provide the “confidence factor” sufficient to qualify the AVM as a substitute to an appraisal requirement.  Refunds of amounts expended will not be available in those cases.  A refund may be available for an AVM attempt if no data is available to determine value through the URL system.  Remittances for all other Broker Services are not subject to refund whether or not the particular loan in question closes and funds or not.  All forms of remittance for Broker Services provided are those of the Broker and not the borrower.
